Relationships in construction can be very tricky.
Construction used to be a relationship game.
My grandfather was in construction and he spoke a lot about relationships and why they’re such an integral part of business.
AND YES…
relationships are massively important BUT they have changed.
Younger people entering the scene can see how things are changing. Things are becoming more contractual. Older companies are still focusing on the past and what was important in the past… this was a HEAVY focus on relationships.
What’s currently happening is that the companies that see relationships as the most essential thing are getting bitten the most.
They think that getting contractual will ruin relationships
Over the last 10-15 years relationships have been shown to be problematic and there have been a few landmark cases where companies have come unstuck because of contracts.
Contracts have got more aggressive.
And at the end of the day, IT ALL COMES DOWN TO WHETHER YOU’VE COMPLIED WITH THE CONTRACT.
You can have the best relationship but if you aren’t contractual it doesn’t mean anything.
Relationships are important BUT they have changed a lot.
You have to be contractual.
Jobs have changed– they are no longer for life and people move on much quicker.
At the end of a project, the Project Manager is probably on their way out and there’s also the likelihood that they’ll be replaced by a close-out team with whom you have no relationship.
When close-out teams join all previous relationships go out the window.
It’s really important that you don’t just rely on relationships.
